One of the most common real estate questions from homeowners listing their property for sale is in regards to presentation.  A great presentation can lead to a much faster sale, this can range from furniture arrangements to overall decor and cleanliness.  While changing furniture and decor can be quite the undertaking, with some sellers going so far as to hire an interior designer, it is much easier to ensure your home is as clean as possible.  During the cleaning process pesky stains from years of normal living can become a daunting task.  Not only are they quite the eyesore but they can really be tough to remove.  We've compiled a list the most common stains and the remedies, helping you take the first step to a home ready to impress each potential

Let’s start with the foundation and hierarchy of Move.com (parent company).  Move.com manages realtor.com (child company) which is owned by the National Association of Realtors.  Move.com (parent company) also owns ListHub (child company) which is a platform that supports MLS’s, franchises, brokers and agents with tools to advertise the listing data.  ListHub syndicates data to many real estate partners (known as third party sites) such as zillow, trulia, hotpads, homes.com ... Rupert Murdoch owner of News Corp acquired Move.com in September 2014, since then Zillow’s stock prices have dropped in half.  Zillow’s chief revenue officer, Greg Schwartz, announced, “We’ve not been able to come to terms with News Corp.”

How to fix vinyl flooring that is bubbled or curling on the ends.

Items you'll need:

  1. Iron
  2. Foil
  3. Heavy object(s), like a stack of books

Step 1: Lay a sheet of foil (shiny side down) over the vinyl area to be fixed.

Step 2: Run an iron (set on medium) over the foil until you feel the bottom of the vinyl remelting itself to the floor.

Step 3: Place the heavy object(s) or stack of books on top and leave it overnight.

Thanks it!!  A pretty simple and quick tip to repair bubbled or curling vinyl.

Do you have wooden floors or furniture?  Have you, kids or animals put a dent in it by accident?  Maybe you were rearranging furniture or kids were rough housing.  As long as the wood hasn't been broken apart underneath, there's a fix!!  

Items you'll need:

  1. Iron
  2. Warm water
  3. A paper towel, rag or old t-shirt

Step 1: Pour a small amount of warm water over the dent.

Step 2: Place the paper towel, rag or old t-shirt over the water on the wood.  The water will seep through the material, this is perfect. If the dent is larger then try running the material under warm water and wringing it out before placing it over the wood.

Step 3: Put the iron (on medium or high setting) over the material pressingly firmly.  You can move the iron back

Yet to be announced publically, though I'm expecting from whispering we should all here in the media in February.  A second Sparks apartment complex has sold for $32 million.  The Villas at D'Andrea, a 256 unit luxury garden style apartment home community was sold on December 18th, 2014 to Oakmont Properties - Villas D'Andrea LLC.  Oakmont Properties - Villas D'Andrea LLC filed as a Nevada Domestic Limited Liability Company just 2 short months ago on November 7th, 2014.  We have been told that more details will be released in a community newsletter come February.

On August 19, 2014 Eastland Hills, a 296 unit apartment complex in Sparks, was the first large apartment complex sale since Tesla's announcement sold for $27.5M.  Most have attributed this

I wanted to do a few short quarterly video series on the progress Tesla is making right here at the Tahoe Reno Industrial Park off of interstate 80 in Storey County. 

We’re about a 15 minute drive east of Reno/Sparks and about 15 minute drive west of Fernley.

On September 4, 2014, our Governor Brian Sandoval announced Nevada was selected as the final location for the Tesla Giga factory. That was a BIG win for Nevada!!  With this news we have had quite a bit of interest in our real estate market.

Do you have soap scum build-up?  Soap scum builds up on the surface of tubs and showers and dulls the luster of tile, porcelain enamel or fiberglass. Soap scum makes bathtubs, shower walls and doors look dirty and uninviting. Soap scum is a thin film resulting from a combination of soap and mineral deposits. Typically, homeowners who have hard water have more soap scum build-up, but all showers and tubs are prone to it.

 

Myself and my clients have tried this and it works!! Try taking a dryer sheet new or used, sprinkle it with a few drops of water (dry   works too), then use it to wipe away built-up soap residue.  It works wonders on scummy surfaces!!

United Van Lines have been tracking migration patterns annually since 1977 and have just released their 38th Annual National Movers Study highlighting 2014 – Where does Nevada rank??  #6 with 57.3% of their Nevada shipments coming in state.

Nationally they’re seeing a long term trend where people are moving the southern and western states.  Economist Michael Stoll attributes this migration pattern to lower housing costs, climate being more temperate and job growth at or above the national average.  Other amenities that are drawing people in are the outdoor recreation, arts and entertainment activities and going green.

We like to start out the year by discussing the top 2015 housing prediction: The return of the 1st time home buyer!!  NBC, CNN, Zillow.com, Realtor.com, economists and other industry experts, they're all predicting the same thing.

Due to a few key factors like; Increase in employment opportunities, rents rising faster than incomes making a mortgage seem more favourable, looser lending qualification and having loan products with smaller down payments ... will all empower younger buyers to return to the market, primarily the millennial.  Millennials are those born from around 1980-2000.  Millennials are predicted to be the largest purchasing group, accounting for about 2/3 (65%) of household formation in the next five years for the 1st time home buyers.
